| CCTV MONITORING |
| Three
Riverway has installed a state-of-the-art closed circuit television monitoring
system that allows the lobby security officer to monitor the activities in and
around the building. All activity is recorded for future reference and is
maintained in the Management Office. |

CAR WASH |
| Car wash services are located on
the top level of the parking facility. Services are available Fridays at 8:00am. The car wash service provides free pick-up and delivery of your car
keys from your office. For information on services and pricing, or to schedule
an appointment, you can visit the car wash attendant on the top level of the
parking garage. |

| VENDING MACHINES |
| A Vending machine is located in the mail room and
contains soft drinks. It is provided by Murphy’s Deli. |

| MURPHY’S DELI |
| Murphy’s
Deli is located in the Lower Level of the building and provides hot and cold
sandwiches for eating in or take-out. Their hours of operation are Monday –
Friday 7:00am until 3:00pm. Murphy’s Deli is a franchise with other locations
throughout the city. In 2004 we were awarded by Murphy's to be their #1 cleanest franchise in Houston. |

| EXECUTIVE CONFERENCE CENTER |
| The Three Riverway Conference
Center is located in the Lower Level of the building. The facility is available
for use by the principal members of the tenants for meetings and corporate
functions. The Conference Center is designed to accommodate large groups with
seating for twenty people along with a projection screen. The tenants must
provide their own AV equipment. There is no charge for the use of the
Conference Center. |

| FITNESS FACILITY |
| The Three Riverway Fitness Facility is
located in the Lower Level of the building. The facility is available to
tenants of Three Riverway only. The Fitness Center contains state-of-the-art
cardiovascular equipment, a multi-station gym and a TV Monitor. Locker rooms
are provided including day lockers, saunas and showers. There is no charge for
using the facility. Entry to the facility is controlled by the building access
system. In order to enter the facility you must have your building access card
programmed for its use. Individuals wishing to use the facility must complete a
“Release Agreement” prior to card activation. The hours of operation are from
5:30am to 8:00pm Monday through Friday, and 7:00am to 1:00 pm on Saturdays. |

| LOBBY SECURITY/INFORMATION DESK |
| A Security Officer is on duty 24 hours a day, 7
days a week to provide information and directions to the tenants and visitors
of Three Riverway. The Security Officer is available, upon request, to escort
tenants and visitors to the parking facility. The Security Officer may not,
however, leave the premises. |

| TENANT STORAGE |
| The tenant storage area is located
in the lower level of the building. As part of our tenant amenities program,
several chain link fenced areas have been built for tenants to rent. The
storage areas will range from 8’ x 10’ to 14’ x10’ and a monthly fee will be
charged. |

| Taps are available on every
floor into which the tenant can connect to achieve cable television service. |
